Robstown Roof Management: Commercial Roof Maintenance Programs

Robstown is farm country with big buildings: a regional fairgrounds, a new lithium refinery, schools and agricultural sites, all on flat ground where water likes to sit. A commercial roof maintenance program keeps those large, flat roofs draining, sealed and documented.

Robstown roof management: the short answer

Robstown roof management is a commercial roof maintenance program for buildings in and around Robstown: scheduled roof inspections with photos and written findings, drain and debris clearing, seam and flashing touch-ups, and pre- and post-storm checks. It matters in Robstown because the city sits on flat land in Nueces County, a TWIA and TDI designated catastrophe area county, where standing water is a long-running problem, where the National Weather Service estimated Hurricane Celia's highest gust in 1970 at 180 mph, and where the November 1, 2025 hailstorm hit the county. Nelson Roof Contracting, 5233 IH 37, Corpus Christi, (361) 683-1733, about 15 miles east, provides commercial roof maintenance programs in Robstown.

Robstown's Commercial Buildings: Cotton, Oil, Fairgrounds and a Lithium Refinery

Robstown sits at the junction of US 77 and State Highway 44, just west of Corpus Christi and about 22 miles north of Kingsville. It was founded in the early 1900s on land from the Driscoll Ranch, and its name comes from "Robs Store," run by Robert Driscoll Jr. The 2020 Census counted 10,143 residents.

Farm and oil roots. Vegetable farming was Robstown's first industry, and cotton became a major one, with many families working in it. Oil was discovered in 1930, and agriculture and oil remain central to the local economy. That history left the area with farm buildings, warehouses and shops, many of them with big, simple roofs.

Richard M. Borchard Regional Fairgrounds. The county's fairgrounds is at 1213 Terry Shamsie Blvd. in Robstown and is owned by Nueces County. It has two column-free exhibit halls of 40,000 square feet each, the 35,000 square foot Marvin and Laura Berry Pavilion arena with 2,000 seats, a conference center, and an equestrian center with a 45,000 square foot arena and a 105-stall barn. It hosts the Nueces County Junior Livestock Show, which began in 1936 on Main Street in Robstown and is described as the largest county junior livestock show in Texas. KRIS 6 reported 757 exhibitors and more than $1.9 million in sales at the prior year's show.

Tesla lithium refinery. Tesla built a lithium refinery on a 1,200-acre site in Robstown. Construction began in 2023, the plant began operating in December 2024, and in January 2026 Spectrum News reported it was fully operational. It converts spodumene into battery-grade lithium hydroxide, and Tesla expects about 250 full-time jobs.

Schools. Robstown ISD runs Robstown Early College High School, Seale Junior High and several academies, each with gyms, classrooms and support buildings under commercial roofs.

Exhibit halls, arenas, industrial buildings, ag warehouses and school campuses all share one trait: large roof areas where a small drainage or seam problem can spread across a lot of square footage before anyone sees it inside.

Flat Ground, Standing Water and Heat: What Robstown's Setting Does to Roofs

Robstown is inland from the bay, at about 72 feet of elevation, on flat farm country. The climate is humid subtropical, with hot, humid summers, mild winters and about 32 inches of rain in an average year.

Water that sits. Drainage is a long-running local issue. A local official told KIII that water "sits in Robstown, settles for several days," and roads flood after moderate rain. The Texas Water Development Board awarded the city four drainage projects worth more than $5.2 million. The same physics apply on a roof: on a big low-slope roof, water that is not moving is soaking seams, adding weight and finding any weak spot.

Big roofs, many drains. A large roof depends on every drain, scupper and gutter doing its share. One clogged drain can push water to the next and create ponding across a whole section. Clearing drains and checking for ponding is the core of a Robstown maintenance plan.

Heat and sun. Long summers and strong sun age membranes, coatings and sealants. Seams, laps and the sealant around rooftop equipment usually show wear first.

Wind and hail across open land. Open farm country gives storm winds a long run at buildings. Roof edges, corners and rooftop equipment take the load, and hail can bruise membranes and dent metal panels across a large roof in minutes.

Storm History That Matters for Robstown Roofs

Celia, 1970. Hurricane Celia made landfall near Aransas Pass on August 3, 1970. The National Weather Service lists Robstown as the site of the highest estimated gust in the area, 180 mph from the west-southwest, and the highest rainfall total, 7.26 inches. KRIS 6 names Robstown among the areas with the most severe damage. Celia is a reminder that an inland town in a coastal county can take a hurricane's worst wind.

Tropical Storm Harold, 2023. On August 22, 2023, Harold's heavy rain flooded many areas of Robstown, including the intersection of West Avenue G and First Street. The fire chief said the city is prone to flooding.

Hail, November 1, 2025. Supercell storms dropped large hail on the Coastal Bend on November 1, 2025, and Nueces County was among the counties affected. KRIS 6 reported that the storm's hail could be the largest on record for Nueces County, pending National Weather Service review. The prior county record the station listed, 2.75 inches, came from western Nueces County, at La Rosa and Petronila.

Owners who have not had a documented roof inspection since the November 2025 storm should get one. Hail damage on a large flat roof is often invisible from the ground.

A Commercial Roof Maintenance Program Built for Robstown's Big Flat Roofs

Our commercial roof maintenance program is a written plan for regular, documented care. On Robstown buildings it focuses on the following.

Roof inspection with photos and written findings. We walk the full roof and photograph conditions, problem spots and drainage paths. You get a written report that becomes the baseline for every later visit.

Drainage and ponding. We clear drains, scuppers, gutters and downspouts, remove debris, and note where water stands after rain. On big roofs we map ponding areas so they can be watched or corrected.

Seams, flashing and sealant. We touch up open seams, loose flashing and failed sealant at curbs, walls, pipes and rooftop units before water gets in.

Edges and equipment. We check perimeter metal and equipment curbs, the first parts open-country wind grabs.

Pre- and post-storm checks. Before hurricane season we look for anything loose. After a named storm, heavy rain or hail, we document conditions with dated photos for your records and your agent.

Coatings where they fit. On a sound roof, a silicone or metal roof coating can extend service life. Inspection records show whether a roof is a good candidate.

Roof Asset Management for Robstown Facilities

When a building has tens of thousands of square feet of roof, that roof is a major capital asset. Roof asset management treats it like one.

Records you can use. Every visit adds dated photos and written findings to the roof's file. Over time, the file shows where water keeps standing, which seams keep opening and how fast the membrane is aging.

Budgeting. With a condition history, repairs become planned line items. Facilities with several buildings, such as a fairgrounds, a school district or an agricultural operation, can rank roofs by need and spread work across budget years.

Replacement planning. Good records help you decide when repair or coating still makes sense and when a roof should be replaced, and let you plan that work years ahead and outside hurricane season.

Answers on hand. Buyers, lenders and insurers ask about roof condition and history. A maintenance file answers them.

Windstorm Certification, TWIA and Records in Nueces County

Robstown is inland, but it is in Nueces County, which is on the Texas Windstorm Insurance Association (TWIA) and Texas Department of Insurance list of designated catastrophe area counties.

TWIA states that replacing a roof or repairing a significant portion of one needs a windstorm Certificate of Compliance, form WPI-8, and that TWIA generally requires one on file for eligibility. Temporary repairs after a storm do not need one. TDI notes that TWIA and insurance companies can look up certificates to confirm a property, repair or addition is certified.

Hurricane season runs June 1 to November 30. Keep WPI-8 certificates, inspection reports and storm photos together where you can find them after a storm.

This is general information, not legal or insurance advice. Check with your insurance agent about your policy and your carrier's requirements.

Robstown roof management: frequently asked questions

What is Robstown roof management?

It is a commercial roof maintenance program for Robstown buildings: scheduled roof inspections with photos and written findings, drain and debris clearing, seam and flashing touch-ups, and pre- and post-storm checks, with records for budgeting and insurance.

Why does drainage matter so much on Robstown roofs?

Robstown is flat, and standing water is a long-running local problem. On a large low-slope roof, water that does not drain sits on seams and adds weight, so clear drains and ponding checks are the core of the plan.

How often should a commercial roof in Robstown be inspected?

A common plan is twice a year, in spring before hurricane season starts June 1 and in fall after it ends November 30, plus a check after any named storm, heavy rain or hail.

Robstown is inland. Do windstorm rules still apply?

Yes. Robstown is in Nueces County, a TWIA designated catastrophe area county. TWIA says replacing a roof or repairing a significant portion needs a WPI-8 Certificate of Compliance, while temporary repairs after a storm do not. Check with your insurance agent.

Can commercial roof maintenance extend the life of a large flat roof?

Regular drain clearing, seam and flashing repairs, and, where the roof is a good candidate, a silicone or metal roof coating can help a roof last longer and avoid surprise leaks.
