Ingleside Roof Management: Commercial Roof Maintenance Programs

Ingleside went from Navy town to one of the busiest energy export hubs in the country, and its commercial roofs now serve fabrication yards, terminals, contractors and a growing town. A planned maintenance program keeps those low-lying bayfront roofs working through salt air, heat and Gulf storms.

Ingleside roof management: the short answer

Ingleside roof management means keeping every commercial roof in Ingleside, Texas on a planned commercial roof maintenance program: scheduled inspections with photos and written findings, drain and debris clearing, seam and flashing touch-ups, and checks before and after storms. It matters in Ingleside because the town sits low, at about 13 feet of elevation, near the mouth of the Corpus Christi Ship Channel in San Patricio County, a TWIA designated catastrophe area. Hurricane Celia's lowest pressure was measured here in 1970, Harvey hit the town hard in 2017, and hail fell nearby in 2025. Nelson Roof Contracting, 5233 IH 37, Corpus Christi, (361) 683-1733, provides these programs.

From Navy Base to Energy Port: Ingleside's Commercial Buildings

Ingleside is mainly in San Patricio County, with small parts in Nueces County, and counted 9,519 residents in the 2020 Census. George C. Hatch founded the community in 1854.

Modern Ingleside was shaped by the Navy. Naval Station Ingleside broke ground in 1988, began operations in 1992 and became home port of the Navy's Mine Warfare Force. The 2005 base closure commission voted to close it, and the station shut down on April 30, 2010. The property went back to the Port of Corpus Christi. At the time, the base covered 483 acres with more than 70 buildings.

Industry filled the gap. Occidental bought 917 acres of the former base in 2012 and developed an oil export terminal, which Moda Midstream bought in 2018 and Enbridge agreed to buy in 2021. Enbridge now calls the Enbridge Ingleside Energy Center the largest crude storage and export facility by volume in the United States, with about 20 million barrels of storage and four deep-water berths. Kiewit Offshore Services runs a 500-acre yard in Ingleside that builds and repairs offshore platforms, with about 1,700 employees as of 2024. Chemours also operates a fluorochemical plant in the Ingleside area. A planned low-carbon ammonia plant at the Enbridge site received a city special use permit in November 2025.

What that means for roofs. Industry this size brings shops, warehouses, fabrication and maintenance buildings, offices for contractors and service companies, and the retail, restaurants, Ingleside ISD campuses and churches that serve the people who work there. Many of these buildings carry metal roofs or low-slope single-ply roofs.

Low Ground on the Bay: What Ingleside's Setting Does to Roofs

Ingleside sits at about 13 feet of elevation, near the mouth of the Corpus Christi Ship Channel. That low, open setting shapes how roofs age.

Salt air. Wind off the bay and the Gulf carries salt onto every roof in town. Salt attacks exposed fasteners, metal panels, edge metal, gutters and rooftop unit curbs. On metal buildings, rust at fasteners and panel laps is often the first place a leak starts.

Wind. With open water nearby, gusts reach roofs with little to slow them down. Edges, corners, flashing and rooftop equipment take the hardest hits.

Water. Heavy tropical rain needs a clear path off a low-slope roof. On large shop and warehouse roofs, one blocked drain or gutter can pond a lot of water fast.

Heat and UV. Long summers dry out sealants at penetrations and wear down coatings, opening small gaps that let water in.

Ingleside's Storm Record: Celia, Harvey, Hanna and the 2025 Hail

Hurricane Celia, August 3, 1970. Celia came ashore near Aransas Pass, a few miles from Ingleside. The National Weather Service lists the storm's lowest pressure at landfall, 944 millibars, as measured at Ingleside. Damage was most significant in Nueces, San Patricio and Aransas counties.

Hurricane Harvey, August 2017. Ingleside was among the communities hardest hit by Harvey. Fallen trees rested on rooftops along Live Oak Street, and hundreds of AEP linemen worked to lift power lines off buildings. Before landfall, an extreme wind warning for 115 to 145 mph winds covered parts of San Patricio County.

Hurricane Hanna, July 2020. A station 3 miles south of Ingleside measured a 52 mph gust early on July 26, 2020.

Hail, November 1, 2025. Hail of 1.75 inches was reported 1 mile west-northwest of Ingleside. Across the bay, 3-inch hail was reported at Mustang Island State Park, about 8 miles southeast of Ingleside. Golf ball hail can bruise single-ply membranes, crack coatings and dent metal panels, and that damage often cannot be seen from the ground.

What a Commercial Roof Maintenance Program Covers in Ingleside

A commercial roof maintenance program puts each roof on a schedule so problems get found early. In Ingleside, our commercial roof maintenance services focus on the risks this town actually faces.

Roof inspection with photos and written findings. Every visit ends with a written report and photos you can file and share with your team.

Salt-air checks on metal buildings. We look for rust at fasteners, panel laps, edge metal and gutters, and touch up seams, flashing and sealants before small spots spread.

Drainage on large roofs. We clear drains, scuppers, gutters and debris so tropical rain moves off big shop and warehouse roofs.

Wind checks. We check perimeter edges, corners, flashing and rooftop unit curbs, where wind starts tearing first.

Hail checks. After hail, we look for bruised or punctured membranes, cracked coatings and dented panels.

Pre- and post-storm checks. We check the roof before hurricane season and after any named storm, and we document what we find.

Roof Asset Management for Ingleside Owners and Facility Managers

Facility managers in an industrial town already think in terms of maintenance schedules and asset life. Roof asset management applies the same thinking to the roof.

Build a record. Dated photos and written findings from each inspection show how a roof is aging and which areas keep needing work.

Spend small to avoid spending big. A resealed penetration or a cleared drain costs far less than wet insulation, a damaged deck or interior damage to equipment and stock.

See replacement coming. With a condition history, owners can plan a coating or replacement years ahead and put it in the budget instead of reacting after a storm.

Compare buildings. Owners and managers with several buildings can rank roofs by condition and decide where money goes first.

Windstorm Certification and Records in San Patricio County

San Patricio County and Nueces County are both TWIA designated catastrophe area counties, so windstorm rules apply to Ingleside buildings.

Replacing a roof or repairing a significant portion of one needs a windstorm Certificate of Compliance, a WPI-8, from the Texas Department of Insurance. TWIA generally requires that certificate on file for a property to be eligible for TWIA coverage. Temporary repairs after a storm do not need one.

This is not legal or insurance advice; check with your insurance agent before major roof work, since every policy is different. A maintenance program does give you dated photos and written findings showing the roof's condition before and after a storm, a useful record when you talk with your agent or adjuster.

Hurricane season runs June 1 to November 30. Spring and fall inspections bracket the season.

Ingleside roof management: frequently asked questions

What is Ingleside roof management?

Ingleside roof management is a planned commercial roof maintenance program for your building: scheduled inspections with photos and written findings, drain clearing, seam and flashing repairs, and storm checks.

How often should an Ingleside commercial roof be inspected?

At least twice a year, in spring before hurricane season and in fall after it, plus after any named storm or hail. Hurricane season runs June 1 to November 30.

Do metal buildings in Ingleside need roof maintenance?

Yes. Salt air attacks fasteners, panel laps, edge metal and gutters. Regular checks catch rust and loose fasteners before they turn into leaks.

Is Ingleside in the TWIA windstorm area?

Yes. San Patricio County and Nueces County are TWIA designated catastrophe area counties. Roof replacement or significant repair generally needs a WPI-8 certificate. Ask your insurance agent about your building.

What does a commercial roof maintenance plan cost?

It depends on the roof's size, type and condition, so there is no one price. We inspect the roof first and give you photos and written findings to plan from.
