When a Duro-Last roof-over makes sense
- The existing roof is aging but the deck is solid.
- Moisture testing shows the insulation is dry, or wet areas are small enough to cut out and replace.
- Code allows another layer on the building.
- You want to keep the business running with less noise, debris and open roof time.
When you need a tear-off instead
- Wet insulation across large areas. Covering it traps the water.
- Rusted, soft or damaged deck.
- The building already has the layers code allows.
- Widespread storm damage that needs a full windstorm-certified replacement.
Why Duro-Last fits a recover project
Duro-Last's custom deck sheets are made to fit the building, with up to 85% of the membrane seams welded in the factory, so crews spend less time on the roof. Pre-made flashings for corners, parapets and drainage details speed up the work over an existing roof.
A white PVC surface over an old dark roof can also cut the heat load on the building in Corpus Christi's long summers.
What to check first
A full roof walk with photos, moisture testing or core cuts, a look at the deck from below where possible, drains and edge metal, and a check of how many layers are already there. Then a straight recommendation: roof-over, partial tear-off, or full tear-off.
Windstorm code still applies
A roof-over is still a new roof. In the Texas coastal counties, plan for the windstorm inspection and WPI-8 certificate so the building stays eligible for TWIA coverage.
How Nelson Roof Contracting runs a Duro-Last job
1. Inspect and measure. We walk the roof, check the deck and insulation, and take the exact measurements Duro-Last needs to fabricate your roof.
2. Duro-Last builds your roof in the factory. From our measurements, Duro-Last fabricates the deck sheets and flashings to fit your building, with up to 85% of the seams welded before delivery.
3. Supervised installation. Our crews install the system with every job supervised, paying special attention to edges, corners and penetrations, where coastal roofs fail.
4. Windstorm inspection. On the Texas coast we plan the roof for the windstorm inspection and WPI-8 certificate from day one.
5. Duro-Last's own inspection. A Duro-Last Quality Assurance technical representative inspects the finished roof before the warranty is issued.
